House price inflation surges upwards as government fails to deliver affordable homes – Eoin Ó Broin TD

25 March 2025

Sinn Féin spokesperson on Housing, Eoin Ó Broin TD, has said that the government’s failure to deliver affordable homes at scale is leaving hundreds of thousands of working people without any housing options.

The Dublin Mid-West TD’s comments come as the Q1 2025 Daft.ie house price report shows house price inflation surging upwards to new record highs.

Teachta Ó Broin said:

“The latest Daft.ie house price report shows that house prices are continuing to surge upwards. This is one of the highest price surges since the Central Bank macro prudential rules were introduced.

“State-wide house prices have jumped by 11.6% in the last 12 months. The rises are particularly high in the Greater Dublin Area and across the cities with Dublin, Galway and Limerick all coming in above the state wide average.

“High demand and poor supply is also driving prices up in the Midlands with Offaly and Longford experiencing the highest jumps at 18% and 17% respectively.

“Government housing policy is failing. Their failure to deliver affordable homes at scale is leaving hundreds of thousands of working people without any housing options.

“Meanwhile, the SME builder-developer sector is struggling with a slow planning process, high cost of finance and site servicing and delays in utility connections.

“The government must dramatically increase investment in and delivery of affordable homes through Local Authorities and Approved Housing Bodies.

“In parallel with this, they must introduce a suite of activation measures to support the SME builder-developer sector to increase the delivery of good quality homes for working people to buy.

“Without a radical change in direction house prices and rents will continue to spiral upwards and the housing crisis will deepen.”
